The Story

The Update

This transaction was all about navigating obstacles with creativity and precision. The sellers were in a community where several homes were languishing on the market, partly due to high HOA dues and a history of underinsurance. Plus, the competing homes were priced north of a million dollars, a range that had buyers shying away. My client needed a quick and discreet sale, so I had to approach things a little differently.

The key strategy? We priced the home aggressively at $950K, fully aware it would likely spark competition and drive the price higher. And it worked—we attracted attention by offering something different from the stagnant listings around us. I also made sure the property was accessible, hosting multiple open houses, including one on a rare Monday after a stormy weekend when no one else was showing. This gave us a huge leg up, and significant foot traffic.

But price and access were only part of the equation. I held direct, honest conversations with potential buyers about the HOA dues, the neighborhood, and the underinsurance issues. Transparency was vital. We received six offers within 48 hours, four of which were cash, but instead of rushing, I sent out full disclosures about the property, including the HOA budget and insurance history, to make sure only serious buyers stayed in the race.

This careful vetting allowed us to focus on buyers who truly understood the property, leading to a final sale price of $1.036M—well above our initial listing. The location and the home’s pristine condition certainly helped, but the real win came from managing expectations and fostering clear communication at every step. My clients not only sold quickly but were also able to plan their next move seamlessly, with full confidence in the process.
