I take charge of the entire preparation process, providing sellers with a comprehensive task list to ensure we meet our timeline and presentation goals. This level of involvement isn't typical in the industry, where such responsibilities often fall solely on the homeowner.

When this particular property hit the market, inventory was scarce. We leveraged this scarcity to our advantage, hinting at the possibility of multiple offers to encourage a strong initial bid. This strategy paid off—the buyers submitted a full-price offer with terms that satisfied both parties, resulting in a smooth transaction with minimal stress.

One key to our success was negotiating a mutually agreeable credit, allowing the buyers flexibility to address any concerns post-purchase. This approach exemplifies the importance of finding solutions that work for everyone involved.

The most common mistake in real estate transactions is failing to hire a true area expert.
