She emphasizes the importance of local knowledge when selecting an agent. One of the most common mistakes sellers make is using a friend or relative who lives out of the area. They don't know the location or the history behind the neighborhood, and it's not a benefit to the seller.

Her approach to pricing is pragmatic: It's key to price your home right at fair market value or actually just slightly below. If you overprice your home, it's like the kiss of death. You're going to end up with price reductions. When you price the home competitively, you'll bring in the buyers.

She also stresses the importance of staging: Statistics say that staging a home can bring up to 11% in sales price. First impressions are so important, and sadly, people can't always visualize. So you clear the clutter, put in new furniture, and make it clean.

For multiple offers, she uses a systematic approach: I present all the offers as they come in to sellers. I have a spreadsheet in the order of the purchase agreement, comparing each line - the down payment, offer price, concessions, termite requests, and so on.

Her marketing strategy is comprehensive, including broker previews, social media platforms, YouTube videos, and property blasts reaching over 20,000 agents from LA to San Diego.
